Frequently Asked Questions

Please reach us at info@grauphics.com if you cannot find an answer to your question.

The full turnaround on a survey depends on various factors. After reviewing your property and the services needed we can give you a specific timeframe as to when the deliverables can be ready. The following can affect the time needed to complete the project.

  • Kind of survey: detailed surveys like topographic or plat surveys will take significantly longer than simpler surveys like boundary's or elevation certificates.
  • Property size and conditions: Larger properties mean more information to be collected, especially if they are heavily vegetated or difficult access which can lengthen the turnaround time.
  • Accessible public records: Sometimes the county may not have all information on a property readily available. So we will have to specifically reach out to a representative or research the records extensively, which can be time consuming.
  • Permits and Approvals: For construction projects that require permits to be approved before work continues can lengthen the project timeline.
  • Weather conditions: Unfortunately some of our equipment is not waterproof and inclement weather like rain can cause delays in fieldwork.

Regardless, we will do our best to work quickly and accurately. Status checks are highly encouraged to keep you informed on the progress of the survey. Feel free to contact us via telephone or email for updates regarding your order.

The price of a survey varies according to different factors. At Grauphics, we quote every property accordingly:

  • Property size and accessibility/condition of property
  • Scope of Work/Services needed
  • Location of property

This information is crucial in determining the difficulty of the project to be able to quote it accurately.  Feel free to reach out to us at (786)308-0620 or at info@grauphics.com for a free quote on your property. Be sure to provide your property address, the services needed, and any additional information to provide you with an accurate quote.

There are many different kinds of surveys depending on what you are looking to do on your property. Some of the common ones include the following:

  •  Boundary Surveys: Involve fieldwork and record research to identify and confirm the corners and boundary lines of a parcel of land, including easement lines and any encroachments, according to state law. They are usually required for single construction permits, such as additions or fences, making them essential for homeowners working with survey companies in Miami.
  •  Mortgage Surveys: Also known as Title Surveys, these are commonly requested by title companies, banks, and mortgage lenders in Miami-Dade. These surveys are conducted to verify that no adjacent property owner has trespassed onto the property and to ensure compliance with local zoning laws and building codes. Additionally, mortgage surveys provide important information about easements and other relevant details, giving a complete overview of a property's features for those seeking a property survey in Miami.
  • Topographic surveys: Essential when it comes to Miami-Dade property surveys, as they provide a detailed, map-based measurement and representation of a property's land features. These surveys encompass natural elements such as hills and bodies of water, alongside man-made features like buildings, roads, and utilities. By illustrating the height and changes in elevation of the land through contour lines, these surveys deliver crucial elevation data necessary for projects in civil engineering, architecture, land development, and environmental management, particularly for property surveys in Miami.
  •  ALTA/NSPS Surveys: Typically used in commercial real estate, ALTA/NSPS surveys illustrate existing improvements on a site relative to its boundaries as defined in the deed. They indicate easements, rights-of-way, zoning classifications, waterfronts, and other critical details. Given their detailed nature, these surveys can be quite costly and may take anywhere from two weeks to several months to complete based on the Title of Commitment provided by the title companies in Miami requesting the ALTA Survey.

Beyond fulfilling county requirements, a survey is an important document for property owners. A survey provides a visual delineation of what's yours and what isn't, along with what is accessible to the county, also known as easements. This information and understanding are critical to property owners. A survey is incredibly helpful for the following circumstances as well:

  • Identifying property lines
  • Identifying any encroachments (trespassing)
  • Confirming acreage and dimensions of the property
  • Identifying easements and designated sections of property
  • Title insurance requirements
  • Zoning compliance
  • Planning and Designs for construction
  • Dispute resolution (regarding property lines)

A boundary survey is the legal document that gives you everything you need to know about your property and serves as the foundation for any kind of work you plan to do. It is safe to say it is a worthwhile investment in your home or property as an owner.
