Definitions
Mortgage surveys: Also known as Title Surveys, are often requested by title companies, banks, and mortgage lenders. These surveys are conducted to confirm that no adjacent property owner has trespassed on the property and that the local zoning laws and building codes are in compliance. They also provide information on easements and other relevant data. Mortgage surveys are more detailed and provide a complete picture of a property's features.
ALTA/NSPS surveys: Are commonly used in commercial real estate to show existing improvements on a site in relation to its boundaries as they appear on the deed. These surveys also indicate easements, rights-of-way, zoning classifications, waterfronts, and other important details. However, due to their comprehensive nature, they can be quite expensive and may take anywhere from two weeks to several months to complete.
Boundary surveys: Field and record research is conducted to identify and confirm the corners and boundary lines of a parcel of land, including easement lines and encroachments, in accordance with state law.
Definitions
Topographic surveys: A topographic survey is a method of locating natural and man-made features such as utilities, roads, watercourses, ditches, embankments, contours, and fences. This is done by using both aerial photography and field surveying techniques. The resulting map shows all the features in detail and can be required by local or state government agencies. Topographic surveys are necessary when adding a new structure to a developed land. This is because it helps to visualize and plan the work in three dimensions. It shows where the property needs to be leveled and how it will look after the new building is complete.
